Our management fee is ¥42,000 per month plus tax, which includes six hours of dedicated attention to your property each month. Any additional time beyond that is billed simply at ¥7,000 per hour.

It can, but it's entirely up to you. Once your build or purchase is complete, you're welcome to join our property management program, or manage the property yourself. There's no obligation either way.

We don't file taxes on your behalf, but we can refer you to a Japanese tax accountant we work with, who can help whether or not you're a Japan tax resident.

We'll liaise directly with your existing manager to work out all the transition details, so the handover is smooth and you don't have to manage it yourself.

There are no fixed blackout dates. If your property is unoccupied, you're welcome to stay anytime. For winter stays, we just ask for six months' advance notice so we can plan bookings around your visit.
